What JSHF is
We take publicly listed Japanese property information and organise it around the questions a skier or snowboarder actually asks: how long is the road drive to skiing, is parking stated, what does the listing say about access or utilities, and what practical issues deserve a closer look?
JSHF is designed to help you discover and compare. It is not a selling agent or brokerage. When a property looks worth pursuing, the original listing and licensed local professionals remain the source of truth for the transaction.
Source, derived and verified data
Source information comes from the underlying property listing. Derived information includes calculations such as road drive times and machine-assisted interpretation. Verified information is reserved for items independently confirmed from another reliable source. We keep those categories separate rather than presenting interpretation as fact.
What JSHF is not
JSHF is not a building inspector, lawyer, surveyor, tax adviser, lender, selling agent or winter-road authority. We do not score properties as investments and we do not treat a low asking price as proof of good value.
Important limitations
Drive times are estimates and can change materially in snow. Listing signals and warning flags are research aids only. Listing availability reflects the latest successful JSHF capture, not a live guarantee from the selling agent. If a source listing disappears, JSHF may mark it no longer listed, but that does not prove it sold; it may have been withdrawn or relisted. Buyers should confirm property status, legal access, boundaries, utilities, hazards, building condition, rebuildability and permitted use with qualified local professionals before purchasing.
Why the area guides exist
A property can be inside the right municipality and still be a poor ski base. Our area guides combine current captured inventory with real road routes so buyers can see the difference between resort-adjacent property, normal town housing and cheaper outer-area options.
