Buyer FAQ

The questions that matter before the fun part.

A practical starting point for overseas buyers researching a Japanese house as a ski base. This is general research guidance, not legal, tax or building advice.

Buying and using a ski house in Japan

Can foreigners buy property in Japan?

Japan does not generally require citizenship or residency simply to own real estate. Buying, financing, tax, visa and use questions are separate issues, so overseas buyers should confirm their own position with qualified Japanese professionals.

Is JSHF a real-estate agent?

No. JSHF is an independent discovery and research layer. We organise listing information around ski-base questions and link back to the original listing. A purchase should be handled through licensed local professionals.

Does a listing on JSHF mean the property is definitely still available?

No. Active status reflects the latest successful JSHF capture, not a live guarantee from the selling agent. If a source listing disappears, that can mean sold, withdrawn, expired or relisted.

What does 'as-is sale' mean on JSHF?

We use this label only when the source listing contains an explicit as-is style signal. It is not a building-condition assessment. Buyers should still obtain appropriate inspections and legal advice.

Why does JSHF use road drive times instead of straight-line distance?

A house can look close to a ski area on a map while the actual road route is much longer. JSHF uses road-routing estimates because that is closer to the decision an owner makes on a winter morning.

Are JSHF drive times winter drive times?

No. They are routing estimates and winter snow, traffic, closures and local road conditions can materially increase them.

What should I check before buying a ski house?

Exact road access, snow clearing, gradients, off-street parking, roof and snow-load condition, heating, insulation, water and sewer, legal road frontage, boundaries, rebuildability, hazards and permitted use are all worth confirming.

Can I use a Japanese house for Airbnb or short-term rental?

Do not assume so. Short-stay use depends on national rules, local restrictions, building use, management arrangements and the property itself. Confirm permitted use before relying on rental income.

Why are some houses so cheap?

Low purchase price can coexist with renovation, snow management, utilities, access, legal, tax and ongoing maintenance costs. JSHF deliberately treats asking price as only one part of the ski-base decision.

What is the difference between Source, Derived and Verified data?

Source data comes from the original listing. Derived data is calculated or interpreted by JSHF, such as road drive times. Verified is reserved for information independently confirmed from another reliable source.
